Wow! October already and we are all settling into the fall season of Calgary Real Estate! We’re seeing more of the same ~ record sales year over year and the market continues to favour sellers as inventory levels remain low. Lots of predictions out there but our feeling remain that these conditions are likely to continue and prices are likely to continue to trend upwards as demand continues to ramp up with thousands of people moving into our province every month. If you’re thinking about selling in the winter months, it would be advantageous to reach out sooner rather than later and make a plan as we have been doing lots of preemptive exterior photo shoots for clients to take advantage of the beautiful fall colours. Calgary home sales at record highs in September, yet supply remains a challenge. Sales reached another record high in September with 2,441 sales. Despite the year-over-year gains reported over the past four months, year-to-date sales are still nearly 12 per cent lower than last year’s levels. New listings also improved this month compared to last year and relative to sales. This caused the sales-to-new listings ratio to fall to 76 per cent, preventing further monthly declines in inventory levels. Nonetheless, inventory levels in September remained over 24 per cent lower than levels seen last year and, when measured relative to sales activity, has not changed enough to cause any significant shift in supply and demand balances. As of September, the months of supply has remained relatively low at less than two months. “Supply has been a challenge in our market as strong inter-provincial migration has elevated housing demand despite higher lending rates,” said CREB® Chief Economist Ann-Marie Lurie. “While new listings are improving, it has not been enough to take us out of sellers’ market conditions.” In September, the unadjusted residential benchmark price was $570,300, similar to last month and nearly nine per cent higher than last year. Ben Knopps’ Real Estate Update September 2023

Hey friends!  It’s been a couple months since we checked in and we thought it was a great time for an update! We hope everyone had a great summer and spirits are high as we roll along through September. For a lot of us, we are in the season of getting the structure back in our schedules, back to the weekly routines, kiddo’s going back to school, and of course trying to soak up every last drop of the sunshine!

As far as the Real Estate market goes, we continue to see Calgary home values trend up overall and sales numbers following the same path. August stats boasted another month with record high sales, and even with the inventory creeping up slightly, the high demand continues to swallow up any inventory that comes on the market. This includes a much stronger townhouse and condo market than we’ve seen in some time.

Thousands of people continue to move into the province which gives me a lot of optimism towards the values of Calgary Real Estate over the next few years.

Ben Knopps’ Real Estate Update March 2023

Lowest February inventory since 2006!  We’ve been saying it for a few months now but the trend is continuing. Very low inventory is causing a lot of competition amongst buyers and ultimately putting upward pressure on prices. If you’re thinking about making a move this year, please reach out. From CREB: Consistent with typical seasonal behavior sales, new listings and inventory levels all trended up compared to last month. However, with 1,740 sales and 2,389 new listings, inventory levels improved only slightly over the last month and remained amongst the lowest February levels seen since 2006 “While higher lending rates are impacting sales activity as expected, we are seeing a stronger pullback in new listings, keeping supply levels low and supporting some stronger-than-expected monthly price gains,” said CREB® Chief Economist Ann-Marie Lurie. “Prices are still below the May 2022 peak and it is still early in the year. However, if we do not see a shift in supply, we could see further upward pressure on prices over the near term.”

Calgary has some fabulous new restaurants this year. Here are some you must add to your list!

Milpa is a Mexican small plates restaurant and cocktail bar by Chef Elia Herrera. A Native of Cordoba, Veracruz Mexico, Chef Elia Herrera is a third generation Mexican Chef bringing the flavours of her home country to Calgary. She has dedicated herself to finding creative ways of translating these bright flavours into unique and exciting small plates. Chef Elia Herrera’s style is deep with family roots and traditions where the ingredients are at the heart of her cooking.

Fortuna’s Row Just off the RiverWalk between Chinatown and East Village, Fortuna’s Row is a stunner — a jaw-dropping 10,000-square-foot space designed by Fort Architecture. Chef Mikko Tamarra (of Con Mi Taco fame) draws on his cooking experiences in Mexico and Peru to take diners on a culinary journey across Latin America, with offerings like the pato (a classic rice dish with duck breast confit) and the pincho (charcoal-grilled sirloin with shoestring fries and morita salsa), while talented pastry chef Teisha Huff has created an impressive lineup of Latin American-inspired desserts and pastries. If it’s cocktails you’re craving, the bold list includes flavours such as white chocolate, yuzu, wasabi and corn.

Kama With its cutting-edge location within The District at Beltline complex, inventive cocktails and a fresh, contemporary interior by designer Amanda Hamilton, the word is out on Kama. But it’s chef Kenny Kaechele’s inventive Mediterranean-influenced menu, drawing from the cuisines of Spain, North Africa and the Middle East, that has really gotten people talking. “I like to push the envelope using ingredients that historically go together, like shrimp and grits, but mixing it up by using Turkish street prawns and cumin polenta instead,” Kaechele says. “They may seem to be unlikely choices, but they all have one thing in common, a familiarity.” 

Luca The fine-dining component within the cluster of new Italian food and beverage offerings at the base of The Oliver building, Luca serves upscale fare in a stylish setting with impeccable service. Menu highlights include the calamari with tender semolina-dusted Humboldt squid accompanied by an artichoke-lemon tartar sauce, the succulent veal chop saltimbocca with prosciutto and sage, and an indulgent lobster risotto big enough for two. Sommelier Dean Norris’ wine list is a mix of Old and New World options, expertly curated. If you happen to have room for dessert, the fluffy, warm bombolini served with lemon curd and vanilla cream are molto delizioso..

Maven Styled with vintage lamps, repurposed furniture and lots of plants, Maven feels like a warm hug from your green-thumb grandmother. Overseeing what has already become one of Calgary’s top brunch spots, chef Mish Hobbs draws from her own story of an expat life abroad: she was born in Singapore and lived in Japan, Australia, Trinidad, Iran, Norway, the Netherlands, Scotland and Indonesia, while still having strong roots in Alberta (her father is from Edmonton). The range of dishes means everyone can find a favourite with advice from kind and attentive staff, whether that’s the decadent candied-bacon eggs Benedict, sublime Singapore-style pork-ball congee, or comforting German pork schnitzel in a swoon-worthy mustard-dill sauce. Local and seasonal Alberta produce; house-made stocks, condiments and jams; 72-hour house-cured salmon gravlax; and 12-hour braised meats and maple syrup from Quebec all contribute to brunch offerings that are thoughtful and delicious with every bite.


Zushi is a tiny, four-seat gem serving exceptional-quality sushi by chef Jun Young Park. The omakase experience, a multi-course menu in which the chef decides the lineup of dishes, is exquisitely done here, with each course meticulously prepared using the freshest seasonal fish and premium ingredients like koshihikari rice. With his passion and attention to detail, combined with his careful knife skills and purposeful selection of condiments, chef Park artfully highlights the nuanced flavours and textures of each individual piece. This omakase has become hugely popular, especially due to its surprising affordability, so reservations must be made well in advance. Zushi also offers an à la carte menu that customers can enjoy without a reservation — the delectable Brant Lake wagyu oshi-zushi is not to be missed.

As we near spring, it’s inevitable that inventory levels will rise and buyers have more options. While it’s super important to price competitively based on comparables, it’s not the only thing you must consider before coming on market. Here is a non-exhaustive list of things to do to prepare your home for sale in the midst of the spring rush:

1. Consider home staging. It’s proven that staged properties generate more interest and encourage more offers. In this day and age with so many wonderful stagers in the industry, there is no excuse to forgo this step, especially it your furniture may be a bit outdated, worn or distracts from the space it’s in.

2. Highlight unique features with hi-res photography. Using a hi resolution professional photographer is a no-brainer, but utilizing them to showcase your homes unique features may not always be a given. I always ensure the photographer has a plan before going into the home- making sure no shot is left out.

3. Showcase Location. Highlighting the location of your home is super important. It’s one thing that cannot be changed, after all! Showcasing schools, walk-scores, parks/pathways and other amenities is a big selling feature.

4. Allow seamless showing experiences. Making sure it’s easy for agents to show the home ensures seamless viewings that will determine whether or not they write an offer. Making sure instructions are clear and easy to follow is the first step. The details matter: flick the lights on, put on some calming pleasant music in the background, light a beautifully scented candle. Create an ambiance that is undeniably warm and inviting.

5. Have a negotiating strategy. We are seeing lots of multi offer situations so make sure you have a strategy in place to maximize negotiating power!

Ben Knopp’s Real Estate Update January 2023

When is “The Best” time to sell?  The question that comes up from our clients more than anything else. And honestly, it’s hard to say that right now might not be the best time we’ve seen in a very long time. So much so, that I keep trying to convince my wife that we should consider listing our own property .I’ll keep you posted on how that goes. Haha.

The interesting thing is that “The Best” time to sell very rarely in my career has been “The Most Convenient” time or the time that is the easiest to manage for clients. It’s the middle of winter and if you have a family or weekly routine, the thought of moving right now in the cold seems daunting I’m sure. But I’m here to tell you, you may want to strongly consider it. Especially if you have a secondary condo or townhome property that you’ve had trouble selling in the past. Inventory levels across the board are very very low. And there are a ton of buyers on searches right now just waiting for the next properties to be listed. Because of this, we are seeing some multiple offer scenarios again in the detached market  and we are seeing multifamily, condos, and townhomes selling at rates we haven’t seen in a long time. This is boding very well for sellers and selling prices in all categories. And try not to stress if you’re considering selling soon, we have an unbelievable support team to help with getting your home ready to sell in these colder months and can help make your sales process as seamless as possible. Even in a less convenient time of year.
 

In a couple months as we get into some warmer weather and closer to spring, there will inevitably be more inventory to hit the market (as there always is) and although a more convenient time to sell, there will be more selling competition to deal with. Yes I get it, if you sell your primary residence now, then where do you go? Well, maybe we look at negotiating an extended possession date to give you time to find your next home, or we look for an in between place to stay. Not everyone has an “in between” option to live in if they sell. But if you do, or can find a solution in the short term (maybe even a short term rental) you might strongly think about taking advantage of this seller’s market. And then buy when more inventory comes on later in the year. Hey, no one ever has a crystal ball, and lots can change in a hurry as we know. But if there was a good time to take a shot at timing the market right, this sure is looking like good timing.

Inventory levels are at an all time low! Usually sellers wait until the cusp of the spring to hit the market but with sales activity as strong as we’re seeing, waiting could be detrimental depending on your home style and location. With the spring market, we see a soar in inventory, which means increased competition and choice for buyers. With the buyer pool only growing by the week, listing before spring could mean a quick sale and even multiple offers.
If you’re wanting to get a heads start and list before spring, here is my checklist:

1) Put the time in pre-listing maintenance: Now is the time to get those repairs done and start to clean and declutter. It takes longer than you think and contractors are booking up quickly!

2) Know area competition and recent activity: Your agent can help with this! Do your research on comparative properties and know the stats: what they listed for, what they sold for, how long it took and how your home differs/compares.

3) Just because it could be a sellers market you’re entering, don’t skip on preparing your home. This is a rookie mistake if you think your home will sell quick. Take the time to present your home perfectly- make sure it’s clean, the photography is professional and the marketing is curated and bespoke. I am a huge advocate for  strong presentation and marketing. It’s always something I invest in for my clients.

4) Hire an experienced agent. This can make or break your transaction. Ensuring you hire a competent realtor will help the process work to your benefit.

December is Here! Can’t believe it’s almost Christmas time already! Another year has seemed to fly by. As we reflect on another very busy year in Real Estate it was a unique one for Calgary to say the least. As the national headlines seemed to be consumed with what’s been happening in Toronto & Vancouver, our market here in Calgary has been on its own trajectory. 

There’s no doubt this period we are all going through with higher interest rates & increased inflation will affect everyone no matter what province we live in. But it’s important to understand why our market has been so resilient and why we are generally so optimistic about the future in our city. 

We continue to see an increased volume of out of province folks investing and/or moving to our city. Calgary continues to look attractive from a lifestyle perspective, but also incredibly affordable in comparison to some of the other major cities nationwide. Increased net immigration, a thriving energy sector and growing tech and film industry among others are continuing to help drive demand. Not to mention low vacancy rates and increased rental rates which has seemed to change the outlook for landlords and investors alike.  

Yes it’s getting cold…haha it’s almost holiday time on the calendar and new listing inventory is reducing, but nothing that we wouldn’t expect this time of year. There seems to be some balancing of the market happening as we head into the colder months so making a move with less competition maybe something to consider. That being said, Calgary is and will continue to be a very attractive and affordable place to live and invest in the months to come.
No one ever has a crystal ball, but the longterm horizon sure makes me excited about where our city looks to be headed.

Happy September!

Hope everyone enjoyed their summer and have had a great first week as the kiddos are back at school! Inventory in the city continues to stay low and although we are seeing interest rates rise, Calgary is positioned to stay very attractive in the coming months. We are seeing a ton of out of province investment into the city and with the lifestyle the city has to offer mixed with the affordability in comparison to some of the other larger cities in our country, demand looks to continue to ramp up. This should be good news for Calgarians looking to sustain property values but also will be attractive for increased investment into our city. With the end of 2021 around the corner,  I can’t help but wonder… Where the heck did this year go?!  With it’s weird pandemic circumstances, 2021 did have some record breaking real estate market data coming from all sectors. Record breaking sales, low inventory and prices that seem to be moving in an upward direction at a pace we haven’t seen in many years. Currently the low inventory has also pushed a lot of sales into multiple offer scenarios which has been advantageous for sellers. In many cases buyers are patiently waiting for the next home to come on the market within their criteria. I’ve spent lots of hours recently canvassing neighbourhoods and searching for sellers that plan to sell in the coming year. Poke poke! If you’re thinking about selling in the coming months, it wouldn’t be bad to start planning now as the market looks advantageous. Reach out!

It’s certainly an interesting time, but it’s also the most wonderful time of the year. That’s gotta count for something! I hope you all have a lovely holiday with your families and friends, and hopefully Santa brings you goods you most certainly all deserve..

And just like that, it’s almost the end of summer. Wow, what a summer it has been. Lots of activity in the market and as the summer draws to a close, we are still seeing record high sales compared to long term averages. All good news as we head into the fall season. With some lingering anxieties surrounding the pandemic, lots of buyers who scooped up properties this summer are hunkering down and soaking up the remaining days of summer. It’s been a minute since I checked in. In a nutshell- wow, how can 2+ months go by so quickly? It seems each month flies by faster than the last. Lot’s of movement in the market in Q1. A pace we haven’t seen in many years. It’s safe to say 2020 was a pause in real estate, and with sellers entering the market and buyers taking advantage of record low interest rates, you have the makings of a sellers market. Also known as, a great time to list if you’ve been putting it off.
